Assetz City of Palms on Chapparakallu Road

Chapparakallu Road is the layout's address. The existing 22 m road runs 5.65 km almost dead straight, from NH-648 (the STRR) at Chapparakallu in the north to Thindlu Circle on IVC Road in the south. The layout's west boundary sits on it for about 0.44 km, 3.3 km from the northern end and 2.3 km from the southern. Cambridge Institute of Technology's North Campus is just south along the same road, 0.9 km away.

The draft layout plan approved by BIAAPA marks a road-margin line 15 m from the road's centre line, a reserved width of about 30 m against the 22 m of today. No widening scheme has been announced, so read the reserved margin as planning room, not as a project.

From Assetz City of Palms to IVC Road, NH-44 and the Airport

IVC Road, the Inter Village Connecting Road, starts at Thindlu Circle, 2.3 km south of the layout, and runs 8.7 km east to NH-44 (Ballari Road) at Daba Gate, near Devanahalli town. That makes NH-44 11.4 km from the layout by road. Westward, IVC Road's unnamed continuation reaches Doddaballapur Road (SH-9) after about 5.5 km. Thindlu Circle has a bus stop.

Kempegowda International Airport is reached over NH-44. The route joins the highway and turns onto KIAL Road at the airport trumpet, which is 12.1 km from the layout. Terminal 1 is 19.0 km by road and Terminal 2 is 19.6 km.

Assetz City of Palms near Foxconn and the KIADB Industrial Area

North of NH-648 at Chapparakallu lies the KIADB Devanahalli General Industrial Area, where the Foxconn plant stands. The plant's perimeter road is 7.1 km from the layout by road, and the centre of the industrial area is 8.7 km. Toward Doddaballapur, the KIADB Doddaballapur industrial area is 8.6 km away. Toward the airport, Prestige Tech Cloud is 11.8 km away and the Bengaluru Signature Business Park 14.5 km.

Metro, Rail and Road Plans near Assetz City of Palms

• Metro: no operating metro station lies within 30 km by road; the nearest is Jalahalli on the Green Line, 31.1 km away. The airport line, Blue Line Phase 2B, is under construction. Its nearest station site, Doddajala, is 11.4 km from the layout, and the Hebbal–airport section is not expected before September 2027 (Deccan Herald, 20 August 2026).
• Suburban rail: corridor 1, KSR Bengaluru to Devanahalli, is at tendering, with no confirmed opening date.
• STRR: the NH-648 Doddaballapur bypass–Hoskote section has been open since 11 March 2024.
• Bengaluru Business Corridor (the PRR): Package 1 was awarded in June 2026. It lies far south of this belt.
• Chapparakallu Road and IVC Road: no widening scheme has been announced for either road.

Assetz City of Palms Location Trade-offs

• The metro is a long way off. No operating station lies within 30 km by road. Doddajala, the nearest airport-line station site, is 11.4 km away and not expected to open before September 2027.
• The city is far. Manyata Tech Park is 29.7 km by road and Aster CMI Hospital in Hebbal 28.0 km. The address works best for buyers whose work, schooling or travel runs north: Foxconn, the KIADB areas and the airport.
• A village-road setting. The frontage is a 22 m road between Kundana-hobli villages, with no widening scheme announced, and NH-44 is 11.4 km away via IVC Road.
• Social infrastructure is still early. The nearest DMart is 13.2 km away, the hospitals in Doddaballapur are 7.9 to 14.1 km away, and the malls begin at 21.2 km, in Yelahanka.
