Assetz has built in Bengaluru since 2006. Its debut campus, Vrindavan Tech Village, since exited and now Embassy TechVillage, was India's first LEED Platinum-certified SEZ: the commercial heritage behind a business that today builds homes across the city, from apartment communities to plotted layouts. The company is Assetz Private Limited, renamed from APG Premium Residential Private Limited, and the APG prefix still runs through its project companies. It is headquartered at Assetz House on Crescent Road, Bengaluru; its Singapore connection is a shareholder relationship, not a head office.

The dated pair is the delivery record; the larger figure includes land not yet built. The same headline block claims 65+ projects and 22,000+ units, while the current public catalogue lists 32 projects across new launches, ongoing and completed work. Assetz also describes itself as one of Bengaluru's top five residential developers by sales value, a claim it makes without naming a ranking agency.

How Assetz Structures Its Projects

Assetz registers projects through per-project companies, most of them prefixed APG: APG Skywards, APG Habitat, APG Green Homes, APG Townships, APG Abode Homes and others. City of Palms follows the same logic. Its promoter, Assetz Investments and Holdings Private Limited, was incorporated in 2025 as a project company set up for this layout. It has no earlier K-RERA registrations, and it develops the land under joint development agreements with the landowners.

For a buyer, that structure has two practical consequences:

  1. A brand search misleads. Typing "Assetz" into the K-RERA search does not return the developer's footprint, because some registrations carry no Assetz token and joint developments sit under co-promoter names. The reliable route runs one way only: from the developer's project page to the registration number, then to the registry record, to confirm who holds it.
  2. Each company stands on its own. Project debt is raised at company level too (the group has placed non-convertible debentures through individual APG entities), so one project company's finances are not automatically another's.

Assetz Design Approach and Carbon-Healing Homes

Carbon-Healing Homes is Assetz's own sustainability programme, set out in four named pillars:

  • Zero Out: organic waste converted to manure on site. Zen & Sato specifies an 800 kg a day converter.
  • Smart Power: solar generation, plus layouts analysed for sun path to cut the need for artificial light.
  • Sponge Effect: smart water systems, pitched on lower utility bills as much as on conservation.
  • Climate Capsule: green cover used to hold site temperatures below those of the surrounding city.

The programme is specific and names real hardware, which most sustainability copy does not. It is also an in-house programme, not a third-party certification: no IGBC, GRIHA or LEED rating stands behind it. The right test is each project's own specification. At City of Palms, the registered specification carries an organic waste converter; a 450 KLD sewage treatment plant whose treated water goes to the landscape, with rainwater recharge pits and drip irrigation; timer-controlled LED streetlights and energy-efficient fixtures; and avenue planting, four parks and a landscaped green spine along the natural drain. Solar generation is not in the registered specification, so do not assume it.

Assetz's naming follows a pattern too. Before registration, projects circulate under "Assetz Codename" working titles, as City of Palms did. After registration they launch under a registered name, often a paired form such as Miru & Miyo or Bloom & Dell. A paired name signals a project that has reached registration, not an unannounced pre-launch.

City of Palms is Assetz's new launch in North Bangalore: 620 plots on 35.16 acres at Doddacheemanahalli, registered on 30 June 2026, with the layout due on 15 February 2029 and the clubhouse on 15 May 2030. Assetz IPO Filing

Assetz is preparing to list. In August 2026 it filed confidential pre-IPO papers with SEBI for a main-board issue of about ₹1,200 crore (Business Standard, 2 August 2026), and trade press calls the filer Assetz Ltd. Because the filing is confidential, no draft red herring prospectus is public yet. The group's financials, promoter chain, litigation schedule and audited delivered-area figures are therefore not available from it. If a draft prospectus is published, it will set those details out.

What to Verify Before You Book with Assetz

  • The registration. Search PRM/KA/RERA/1250/303/PR/300626/008780 at rera.karnataka.gov.in and check the promoter name, Assetz Investments and Holdings Private Limited, and the completion date, 15 February 2029.
  • The holder, not the hoarding. Follow any Assetz project from its project page to its registration number and then to the registry record. Never work backwards from the brand name.
  • The cost sheet. The club, legal and maintenance lines carry no published amounts, so ask for them in writing.
  • The clubhouse clauses. The club is due on 15 May 2030, its land stays with the promoter, and residents use it through the Plot Owners' Association. Club use carries subscriptions or usage charges, set from time to time, on top of the one-time Club House Charges.
  • The adjoining-land clause. A future project on adjoining land, with its own approvals, amenities and clubhouse, will take access through this layout's roads. Those roads are public under the sanctioned plan and will be handed over to the local authority.
  • The land record. One civil suit on the land is pending, and the overview carries its case number and status. Have your own lawyer review it with the title documents.
  • Court records. Matters involving Assetz group entities have come before the Karnataka High Court, a Bengaluru district court and the income-tax appellate tribunal, largely writs and tax appeals rather than homebuyer delay orders. Search the promoter company's name yourself.
