Assetz City of Palms Clubhouse - A Walkthrough

The Assetz City of Palms clubhouse is the social centre of the layout: about 20,000 sq ft on its own plot on the Chapparakallu Road side, beside Park-1 and the 12 m road.

Arrival. A reception and lounge greet residents and guests at the door, a place to meet, wait and settle in before heading further into the club.

Celebrations. A pre-function hall leads into a party hall with its own spill-out area, so a birthday, an anniversary or a community evening can open out beyond the hall's walls.

Fitness. The gymnasium covers daily training, and the yoga room opens onto a spill-out deck for practice in the open air. A badminton court brings the game indoors, out of the wind and the monsoon.

Games. A table tennis room, a pool room, a billiards room, an indoor games room and a cards room give every age something to play, whatever the weather.

Children. An indoor kids' playroom gives younger children a space of their own, indoors and close to the rest of the club.

Water. The swimming pool comes with a deck for lounging, served by change rooms, toilets and a steam room.

Clubhouse timing and ownership. The clubhouse is scheduled for completion by 15 May 2030, fifteen months after the plots, which are due by 15 February 2029, and a later clubhouse does not count as a delay in plot possession. Its land stays with the promoter; residents use the clubhouse through the Plot Owners' Association. The agreement also ties the clubhouse's delivery to the completion of the promoter's phases, including development on adjoining land, so ask for that clause to be read against the 15 May 2030 date before you sign.

Club House Charges, with 18% GST, are paid in full at the call for registration, alongside the legal, maintenance and sinking-fund lines; no amount has been published, so ask for the cost sheet. Day-to-day use follows the club's rules, with subscriptions and usage charges fixed from time to time. The developer maintains the clubhouse until the layout's three-year maintenance period ends, after which the Plot Owners' Association takes on its upkeep.

Security for Gated Community Plots in North Bangalore

Assetz City of Palms is a gated layout. A security cabin with boom barriers controls the entry and exit, a peripheral boundary with entry and exit signage encloses the land, and CCTV covers the entry, the exit and the kids' play area. For owners who hold a plot for some years before they build, a controlled gate and a defined boundary are part of what keeps the land secure.

Water, Power and Sewage at Assetz City of Palms

Water. The gram panchayat supplies water, having agreed to supply the project, and an overhead tank feeds underground lines to every plot entry. A centralised underground sump holds treated water for the landscape.

Sewage. A 450 KLD sewage treatment plant at the south end of Park-4 takes wastewater through an underground sanitary line from every plot entry, and the treated water is reused for the landscape.

Power. Underground lines run from the transformer yard to feeder pillars, with provision for a cable to each plot, and 100% DG backup keeps the common utilities running through an outage.

Data and waste. Underground conduits carry fibre, and an organic waste converter handles organic waste within the layout.

Green Features at Assetz City of Palms

Assetz City of Palms is set up to use less water and power in its common areas. Rainwater recharge pits return monsoon run-off to the ground, drip irrigation waters most of the common landscape, and treated water from the STP replaces fresh water in the gardens. Timer-controlled LED streetlights and energy-efficient fixtures keep the common-area power load down, and avenue planting on both sides of every internal road shades the streets.
